At HeightOn, we brought vision to paper for The Wintles – an eco village rooted in sustainability and community. Our brochure design for this Shropshire development blends striking visuals, crafted content and strategic storytelling to sell homes and shape perceptions.
Working with the Marketing Director (Mark) of Cavendish & Gloucester for phase two of the development, we created a full property development brochure that didn’t just showcase the plots, but captured the vision, voice and values of the project. The result? A striking piece of print that helped sell 75% of homes within three months.

On The Wintles: Shropshire design
A remarkable eco-living property development in Bishops Castle, Shropshire. With sustainability at its core and architectural character in every home, this was a property branding and brochure design brief we couldn’t wait to bring to life.
Originally developed by the visionary Living Village Trust – known for creating places with a strong sense of community and sustainability – The Wintles is a standout example of contemporary eco village design.
On Print: a new take on property brochure design
With the hills of Shropshire on its doorstep and wildlife in its DNA, this wasn’t a conventional housing development. So the brochure design needed to step away from traditional templates and bring The Wintles to life with storytelling, substance and style.
We built a full narrative across the brochure, covering the eco credentials, community living features and architectural quirks. The creative direction included:

350gsm uncoated, recyclable stock, printed using vegetable-based inks for a sustainable finish

24pp brochure featuring development vision, home features, site plan, and local lifestyle highlights
Design format
A4 landscape, saddle-stitched, giving a premium feel while keeping it compact and approachable

On Message: content creation for a distinctive brand
HeightOn didn’t just design the brochure. We developed the full content suite too – from headlines and hero copy to floorplans and plot details. This allowed us to control the tone and consistency across every touchpoint.
Our Creative Director even visited Bishops Castle to meet locals and capture the sentiment around the development first-hand. That insight led directly to creative decisions – including the incorporation of bees and butterflies in the logo and a stronger emphasis on biodiversity in the copy.
On Plot: brochure floorplan design in focus
To complement the narrative, we designed detailed floorplan sheets for individual plots including Plot 14, 15, 19, 28, 29–30, and 31–34. These were crafted to:
Simplify complex architectural drawings into clean, legible layouts
Highlight key features of each property
Provide a practical siteplan for agents and buyers to navigate the development
Each plot plan was styled to match the main brochure and is available as a downloadable sheet – keeping both sales teams and customers informed and engaged.
On Delivery: more than a brochure – a full brand rollout
Our work extended beyond brochure design. This was a full brand activation project for property developers Cavendish & Gloucester. We delivered:
Brand development and visual identity
Estate agent display materials
Outdoor signage and site hoardings
Digital marketing assets and a bespoke website
The online platform allowed for live plot availability updates, brochure and floorplan downloads, and streamlined booking for viewings.
